Great Oaks, Brushy Bend Park and Spanish Oaks sit together on the north bank of Brushy Creek. Big older lots, mature trees, and a creek along the south edge.
Most homes here are on Brushy Creek MUD water, about 183 parts per million or roughly 10.7 grains per gallon. On the city side of town it runs 249 ppm, about 14.5 grains. Softer water, but the ground here gives some of that back.
Creek trees drop heavier and later than the saplings in a newer subdivision, and a wet leaf sinks instead of skimming off. It reaches the floor and starts breaking down. Weekly cleaning.
Your tap water is softer than the city's, but runoff here carries limestone grit into the pool. You get some of that hardness back from the yard. Water care.

They were laid out on large lots before the suburb reached them, and the county records show lots still being split and replatted from 1997 right through to 2024. Those are Williamson County records, and the large-lot layout is part of why no two equipment pads out here look alike.
That history is why the pools here are so varied. They went in over four decades rather than all at once, so on one street you can find a pool older than the neighborhood around it and a pool finished last year.

Pools here span four decades, and plenty are still on tablets. Salt is easier to live with and gentler on the water, and the cell needs cleaning on schedule either way. This is Eckrant stony clay with rock outcrop mixed into it, about 42 percent clay, sitting at roughly 807 feet. Rock is at or near the surface across a lot of it, which anybody who has tried to plant a tree here already knows.
Runoff is only rated medium, and the reason is worth knowing. Water goes down into the limestone fractures rather than sheeting across the yard. But what does move across the surface carries fine limestone grit and calcium into the pool, so you're getting hardness from the runoff on top of what comes out of the tap. That's different from Behrens Ranch a mile north, which sits on deep Crawford clay that swells and moves.
We come across West Old Settlers Boulevard to Sam Bass Road. The corner of Sam Bass Road and West Old Settlers Boulevard sits under a mile from here and is the junction the whole west side runs through. O'Connor Drive at Avery Ranch Boulevard is the southern approach, and Farm to Market Road 3406 runs nearby.
Great Oaks Drive crosses the creek about a third of a mile from the middle of the neighborhood, and that crossing is how most people here orient themselves. Walsh Drive runs north from it, and Brushy Bend Drive and Oak Forest Drive fill in between.
Brightwater Park and Shirley McDonald Park both sit within four tenths of a mile, with Hairy Man Road and Walsh Lake about a mile out.
