Vista Oaks was platted in 1996 and sits on the RM 1431 corridor, which everyone here calls Whitestone. The pools went in with the houses, so most of them are somewhere between twenty five and thirty years old. It's Williamson County, out on the Whitestone corridor.

That age is the whole story on this page. At thirty years the original plaster is long past its service life, the first pump is either replaced or costing you a fortune to run, and the light niches predate every LED retrofit people now want. This is repair and replacement territory, not routine cleaning.

Your mail says Round Rock, but your water comes from Brushy Creek MUD rather than the city. That's why it behaves differently from a pool a few miles east.

Why the ground toward Dry Fork Creek matters

Vista Oaks sits on Georgetown stony clay loam at about 30 percent clay, up at roughly 853 feet. That's some of the higher ground around, and the soil is thin over limestone with very little capacity to hold water.

So rain doesn't soak in here, it moves. Runoff is rated very high, which means a hard Hill Country downpour sends water and grit across the yard and into the pool while the storm is still going. That's a same day chemistry problem, not a next week one.

HOW WE GET TO YOU

We come across West Old Settlers Boulevard and pick up Sam Bass Road, then run out Whitestone. It's a clean route with good road all the way, and we're on it weekly for Sendero Springs and the neighborhoods either side of you.

Whitestone at Mayfield Ranch Boulevard is the closest major junction, about half a mile out. Whitestone at Sendero Springs Drive and Whitestone at Raley Road mark the other two ends. O'Connor Drive at Avery Ranch Boulevard is the southern link.

Dry Fork Creek runs half a mile off the neighborhood, and the Gardens At Mayfield Park is under a mile. The Southwest Williamson County Regional Park is about a mile and a half out.

How quickly can you get to Vista Oaks?
We're out Whitestone every week for the neighborhoods around you, so this is on our route rather than a special trip. Check the calendar for what's open, we often have same-day availability, or text us if that's your preference. We text again when we're on the way.

What does it cost?
A Repair Diagnostic is $149 total. You pay $74.50 when you book to cover the technician's visit. If you approve the repair, that $74.50 comes right off your bill, so the diagnostic costs you nothing.
