Behrens Ranch and Tonkawa Springs sit on the heaviest ground and the softest water on our whole route. Both of those change what your pool needs.
This side of town is on Brushy Creek MUD water at about 183 parts per million, roughly 10.7 grains per gallon, noticeably softer than the roughly 14.5 grains City of Round Rock delivers. Softer water is kinder to a salt cell, but the ground more than makes up for it.

Behrens Ranch was platted between 2000 and 2014 and Tonkawa Springs sits right alongside it, sharing the same ground, the same water and the same parks. The Behrens Ranch Amenity Center and Walsh Ranch Park are both about two tenths of a mile from the middle of it. All of it sits in Williamson County, well inside the area we cover every week.
The build spread over fourteen years, so pool ages vary a lot street to street. Some are on a second pump already and others still have everything the builder put in.

A pool inspection is $329. On ground that moves this much, the plumbing and the pad are worth a proper look before you close. We check the pump, filter, heater, salt system, automation, plumbing, lights, water features and the surfaces. You get a written report with photos the same day.

This is the heaviest ground we work on anywhere. Crawford soil at about 50 percent clay, up at roughly 830 feet, which is also the highest point on our route. Soil like that swells when it rains and shrinks back when it dries out.
Runoff here's rated very high, so when a real storm comes through the water leaves fast and takes grit with it. Between the movement and the runoff, the equipment pad and the plumbing get more attention here than almost anywhere else.
Behrens Ranch and Tonkawa Springs are about seven miles from our shop at Forest Creek Drive and Red Bud Lane, usually around seventeen minutes. We take Old Settlers Boulevard west and come down Sam Bass Road, which avoids I-35 entirely.
The junction of Sam Bass Road and West Old Settlers Boulevard is about two thirds of a mile out and is how we reach the whole west side. Walsh Ranch Park is two tenths of a mile in, with Behrens Ranch Field just under half a mile past it.
