Lookout sits between its own lake, Zimmerhanzel Lake and Brushy Creek, with the regional trail along the top of the neighborhood. All that water changes what lands in a pool out here.
Chemistry that behaved in spring and won't behave in August, a filter loading up faster than it should, a salt cell plating over. Those are the calls out here, and they come back to what's in the tap.
The supply here's blended. Well water from the Carrizo-Wilcox aquifer mixes with surface water bought from Lake Granger, and the ratio shifts through the year.
The published hardness range runs from 41.8 to 369 parts per million, about 2.4 to 21.6 grains per gallon, which is an enormous spread. Soft enough to pull calcium out of plaster at one end, harder than anything in Round Rock at the other.
That swing is the reason we test on every visit rather than dosing to a recipe. That swing is the same for every pool in the neighborhood, so a reading from a neighbor is worth more here than it would be somewhere built in stages.
Lookout at Brushy Creek sits east of FM 1660 with the Brushy Creek Trail running along its north edge. Lookout Circle loops through the middle of it, with Apache Pass, Comanche Circle, Tonkawa Ridge and Sentry Point off it.
Here's the part that surprises people. Lookout isn't inside Hutto city limits. It has a Hutto mailing address and Hutto ISD schools, and it's unincorporated Williamson County. That distinction matters less for your pool than it does for your tax bill, but it does mean some service companies working from a city boundary map don't think they cover you.

The trail and the creek bring in more debris than the open sections of Hutto get, and the trees along that north edge are the ones that fill a skimmer basket. Away from the creek the lots are open and windy.

It's one subdivision of about 257 lots, so the differences here are less about which street you're on and more about what the ground and the age of the pad are doing.
Most of the neighborhood sits on a gentle grade with runoff rated very high, so water leaves fast and takes grit toward the pool on the way.
If your equipment is still the original set that came with the house, it may be under manufacturer warranty. We check that before anyone talks about replacing a part, even though it means the work isn't ours.
The open edge of the neighborhood, where there's less to break the wind and more debris finds the water than on the sheltered interior lots.
The ground here isn't one thing. Sampling across the neighborhood turns up Ferris, Houston Black and Oakalla, all shrink-swell clays running from about 28 to 54 percent clay, the same family that runs east through Hutto and out to Taylor. It swells with rain and shrinks without it, and it moves more than the thin rock over limestone that Round Rock sits on.
At 611 feet most of the neighborhood sits on a gentle one to three percent grade, but the lots nearest the creek are mapped as floodplain and a few sit on a much steeper pitch. Runoff is rated very high across most of it. A hard storm carries grit into the pool rather than away from it. Decking cracks are common and mostly cosmetic. A plumbing line that has shifted isn't.
There's more standing water around Lookout than almost anywhere else we work. The neighborhood has its own HOA lake about a third of a mile off, Zimmerhanzel Lake sits half a mile out, and Brushy Creek runs three quarters of a mile north with two Soil Conservation Service reservoirs behind it.
That's pleasant to live with and it's work for a pool. Standing water nearby means more organic material in the air and more of it landing on the surface, particularly in spring when everything around the creek is flowering at once. Pollen and fine debris settle out of the wind rather than blowing past.
It also means the filter carries more load than the pool's size suggests. A cartridge that would last a season on an open lot west of here fills faster out at Lookout, and a skimmer basket left a week too long stops being a basket and starts being a lid.
Hutto Park at Brushy Creek is a mile and a half up the road if you want the creek without the maintenance.
