Swimming Pool Repair Service in Manor, TX

Deck cracking, or equipment that has visibly moved since it was installed? Manor sits on Houston Black clay, which shrinks and swells more than any soil we work on, and most of these pools are new enough that the ground is still settling around them.

What usually goes wrong with a Manor pool

Most people find this page after something out back stopped behaving. These are the ones we get called out for most in Manor.

  • Cracks in the deck or coping.
  • Equipment that has visibly moved since it was installed.
  • The pump is loud, or won't hold prime.
  • Chemistry that won't hold through a full-sun week.

All of it traces back to what the houses are built on. Manor sits at about 528 feet on Houston Black clay, the lowest and the most active ground anywhere on our route. Houston Black swells when it's wet and shrinks when it's dry, and it moves more than any soil we work on. Nearly everything below traces back to that, or to how new most of these pools are.

Why Manor pool owners near ShadowGlen call us first

ShadowGlen is the anchor of pool-owning Manor. The golf course sets the layout, and a lot of the pools back onto it. It has been building continuously since 2003, so it's both the oldest and the newest part of town depending which street you're on.

The rest of Manor tells the same story faster: there's almost no pre-2000 pool stock in this town. That's unusual for our service area, and it changes what goes wrong.

From our base near Forest Creek we come down through Pflugerville and across, or take SH 130 south and cut in on US 290. Which one is faster depends entirely on the time of day. ShadowGlen and Presidential Meadows come easiest off Gregg Lane; Stonewater, Lagos and Manor Heights we reach from US 290 and FM 973.

Twenty-two minutes, fifteen miles. We run Manor with Pflugerville on the same southern route, which is what makes a same-week slot realistic here.

Some of what we cover here's inside Manor city limits and some of it's technically Austin, which is the sort of thing that trips up anyone working from a map instead of a route.

What we do

Swimming Pool Repair in ShadowGlen, Stonewater and across Manor

Most jobs start with a $149 Repair Diagnostic. You pay $74.50 when you book to cover that visit. If you approve the repair, that $74.50 comes right off your bill, so the diagnostic costs you nothing. If you decide not to move forward, we charge the remaining $74.50.

Pumps, heaters, filters, salt systems, timers, lights and plumbing. In Manor we check the pad and the pipe runs early, because on ground this active a part often fails as a consequence of something having moved rather than on its own.

Water and ground

What Manor water and ground do to your pool

Manor's water depends on who supplies your street. Manville Water Supply Corporation's own 2025 report puts total hardness anywhere from 39.7 to 346 parts per million, roughly 2 to 20 grains per gallon, which is one of the widest published ranges we work with. The City of Manor blends its own Colorado Alluvium wells with purchased water, so it varies too. So we test your water and work from what's actually in it.

We don't have one tidy hardness number for Manor, because the utility doesn't publish one and the real range is too wide for an average to help you. Third-party water sites do quote a single figure for Manville; it doesn't appear anywhere in Manville's own report.

The ground is the more interesting half. Manor sits on Houston Black, the classic blackland prairie clay, with Heiden alongside it. Houston Black has one of the highest shrink-swell ratings of any soil in Texas: it expands when it takes on water and contracts hard when it dries out.

Over a dry August into a wet October, that movement is what cracks a deck, tilts an equipment pad and pulls a rigid pipe run out of true. It's not a construction fault, it's the ground doing what it does, and it's the single most useful thing to understand about owning a pool in Manor.

Through the year

A Manor pool year, season by season

Summer. Flat, open and treeless, with nothing anywhere to slow evaporation or shade the water. Chlorine burns off faster than the label allows and the water line drops enough to notice week to week. This is when the ground is also at its driest and most shrunken.

Autumn. The season that does the damage here, and almost nobody expects it. The first real rain after a dry summer makes Houston Black clay swell fast, and that's when decks crack and pads tilt. If something has moved, this is when you find out.

Start weekly service for the season, or text us and we'll tell you what your pool needs this month.

Why us

We know what Travis County clay does to a Manor pool

Manor is the newest pool stock and the most active ground on our route, and those two facts explain most of what we get called out for. We run it with Pflugerville on the same southern route, so it's a scheduled stop rather than a special trip, and we would rather tell you the ground moved than sell you a pump that was never the problem.

Nothing gets done until you've seen the number and said yes. And if what your pool needs is a warranty part the manufacturer should be covering, we'll tell you, even if it means we don't get to do the work.

Questions

Manor pool questions

How much does pool repair cost in Manor, TX?
The Repair Diagnostic is $149. We send a technician to your home to check out your equipment and tell you exactly what's wrong before we touch anything. You pay $74.50 when you book to cover that visit. If you approve the repair, that $74.50 comes right off your bill, so the diagnostic costs you nothing. If you decide not to move forward, we charge the remaining $74.50.
How hard is the water in Manor?
It depends on your street, and more than anywhere else we serve. Manville Water Supply Corporation's own 2025 report gives total hardness as a range of 39.7 to 346 parts per million, roughly 2 to 20 grains per gallon. The City of Manor blends its own wells with purchased water, so it varies as well. We test rather than quote an average, because an average across that range would tell you nothing useful.
Why is my deck cracking?
Almost certainly the ground. Manor sits on Houston Black clay, which has one of the highest shrink-swell ratings of any soil in Texas. It swells when wet and contracts hard when dry, and the movement between a dry summer and the first real autumn rain is what cracks decks and tilts equipment pads. It's the ground doing what it does rather than a construction fault.
Do you cover all of Manor?
Yes, all of 78653. ShadowGlen, Presidential Meadows, Presidential Glen and Heights, Stonewater, Manor Heights, Lagos, Bellingham Meadows, Carriage Hills, EastVillage and Wildhorse Ranch.
