Most people land here after arriving at the lake to find the pool in a state. Here's what a weekend property actually calls us about.
An empty house is the reason behind most of that list. Lago Vista is a lake town, and a lot of these houses are weekend places or second homes.
That changes the problem list. The risk here usually isn't heavy use, it's the eleven days nobody is looking at the pool. Lago Vista sits in Travis County, right along Lake Travis.

Text Us What's HappeningBar-K Park is one of the nine waterfront parks the property owners association keeps on the north shore, and along with the four boat ramps it's most of the reason people are out here at all. It's also one of the few places on this lake with a ramp that still works when the water runs low.
It sits in the middle of our Lago Vista route. From Bar-K we're a short run through the Bar-K Ranches streets, up into Highland Lake Estates, across to Country Club Estates and the golf course, and out RM 1431 toward Point Venture and Tessera.
The park is a useful landmark for another reason. Almost everything in Lago Vista is uphill or downhill from the water, and the parks are where the lake and the streets actually meet. If you can tell us which park you're nearest, we can usually picture your driveway.
We're based near the intersection at Red Bud Lane and Forest Creek Dr in Round Rock. Lago Vista is about thirty-two miles and forty-five minutes, the longest run on our week. We take SH-45 to 183A north, then RM 1431 west along the north shore.
RM 1431 is the only real way in and out, and it carries everything. Lohman Ford Road drops south off it into the heart of the town and the Highland Lake Estates sections. Bar-K Ranch Road and Dawn Drive cover the older streets, and Lime Creek Road runs back east toward Jonestown.
Because it's a long drive on a single road, we group our north shore stops onto the same days and run Lago Vista and Jonestown together. A day or two's notice usually gets you a better window. Text us for same-day availability.
The soil here's a thin Brackett and Real mix over rock outcrop, mapped on slopes running from eight all the way to thirty percent. That's the steepest ground of anywhere we work. Plenty of yards are more rock than dirt, and plenty of equipment pads sit well above or below the pool they serve.
In practice that changes two things: getting a replacement pump or heater to the pad can be the hard part of the job rather than the fitting, and long or steep plumbing runs behave differently from a flat suburban pad.

Lago Vista draws its water from Lake Travis, and unusually the city publishes no hardness figure at all. Its own report states that secondary constituents like hardness aren't required to be reported, so there's no official number and we're not going to invent one or borrow an average from a neighboring town. We test the water at your pool instead.
What we can tell you about this lake is that it moves. Lake Travis has swung roughly ninety-six feet across its recorded history, sat near its fifth-lowest level in late 2023, and only came back to full in July 2026 for the first time since 2019. When it drops, restrictions follow, and that affects filling more than it affects anything else.
The ground is the part that costs money. Thin soil over rock on slopes up to thirty percent means access is genuinely harder here, and anything requiring digging is a real job rather than an afternoon.
On a lake property the calendar is less about weather than about the gaps between visits.
Spring. The lake fills up with people again and the pool that sat all winter gets noticed. This is when most of our north shore green pool cleanups happen, usually the week before someone's first weekend out.
Fall. The quiet stretch and the best access window of the year. If a pump or heater on a steep pad needs replacing, doing it now beats doing it in July.
